Sensitive Leakage detection

We are experiencing very minute leakage in our vertical type exchanger ( Urea Stripper) We are unable to detect the laekage, however during opertaion we know that the leakage is there ( conductivity of 35 micro siemen / cm).
We have tried Ammonia test as well as Helium leak test ( sniffer method) but without success. No of tubes is 2500 (approx)
Is there any other NDT technique to detect the leak , like radioactive tracer ( i dont much about it either)

What product is in the exchanger? What direction is it leaking? (tube to shell or shell to tube)

How did you perform the Helium sniffer test? What pressure and concentration of He? What equipment did you use? Helium testing performed properly would be the best test. Was it dry before helium testing?

It is possible to detect leak of pressure/vacuum systems by ultrasonic condition monitoring. Please refer to Sonatest Soundscan 101 at bellow link:

Place pressure on the shell side and then test each tube using the Physical Acoustics 9610 potable AE instrument. We have done this numeorus times including a 3600 tube condensor its fast and worked even when we could not find the leak by other methods.
